Stamp Duty Concessions for First Home Buyers in NSW: What You Need to Know

First home buyers in NSW can benefit from stamp duty concessions. Homes valued up to $800,000 qualify for a full exemption, while properties between $800,000 and $1,000,000 receive a reduced rate. If buying vacant land, there’s a full exemption for land up to $350,000 and concessions for land valued between $350,000 and $450,000. Learn how these savings can reduce your property costs, and contact a UNO broker for expert guidance.

Stamp duty, also known as transfer duty, is a tax you’ll need to pay when you buy a property. But with the right concessions, you could dramatically reduce or even eliminate this expense. Let's walk you through how these concessions work, so you can make the most of your home-buying journey.

What is Stamp Duty?

Stamp duty is a tax the NSW Government charges on property purchases, calculated based on the property’s dutiable value. As of July 2024, these are the current stamp duty rates in NSW.

Exemptions or Concessions for New and Existing Homes

If you’re buying your first home, you might be eligible for an exemption or a concessional rate.

For new and exsiting homes valued at up to $800,000You won’t have to pay any stamp duty at all. This exemption applies whether you're purchasing a new or existing home, potentially saving you tens of thousands of dollars.
For new and exsiting homes valued between $800,000 and $1,000,000You won’t get a full exemption, but the stamp duty will be considerably lower than what you’d normally pay without this concession.

Exemptions or Concessions for Vacant Land

If you’re thinking about buying vacant land and building your first home, you could also qualify for stamp duty concessions or exemptions.

For new and exsiting homes valued at up to $350,000You’ll be fully exempt from stamp duty
For new and exsiting homes valued between $350,000 and $450,000You won’t get a total exemption, but, you can still benefit from a concessional rate.

Why These Concessions Matter to You

Stamp duty can be one of the biggest upfront costs when buying a home, especially if you’re a first-time buyer already dealing with saving for a deposit, legal fees, and other associated expenses. That’s why these concessions are so important—they make home ownership more accessible for people like you.

For example, buying a new or existing home for $820,000 would normally mean paying $31,429 in stamp duty. With the concession, you’d only pay $3,952.90, saving you $27,476.10. Or, if you're buying vacant land valued at $360,000 you would normally pay $10,769 in stamp duty. With the concession, you'd only pay $1391.90, saving you $9,377.10. This money could go towards your deposit. A larger deposit means a better Loan to Value Ratio (LVR). A lower LVR means you can potentially avoid the need for Lenders Mortgage Insurance and get access to better interest rates.

100% Rockstar. We found Paul and Uno Home Loans from recommendations from people who had used his services. We know understand why he comes so highly recommended. We definitely put Paul and his team under pressure due to an oversight our end which meant that he had to don his superman cape and work miracles for us. We didn't appreciate the very very short window we created for ourselves (think less than two weeks for settlement). Paul was able to wave his magic wand, come up with multiple solutions to our situation and make it all happen seamlessly. It goes without saying then, without reservation that we recommend Paul and his team as our trusted mortgage advisor! Thanks again Paul. *****The limoncello is on route we promise :)

Paul and Dalby were incredible to deal with, from the first interaction with Paul a few months prior, to getting approval to purchase, through to the last minute helping us with the final settlement details. Their communication was second to none and they truly went the extra mile. Paul managed to get us more borrowing power than dealing with the bank directly. I couldn't recommend Paul and his team enough. Paul and Dalby, thank you so much for putting hours and hours of work into our application. We really appreciate it!
