FHOG Eligibility Requirements

To qualify for the fhog, you must meet several requirements:

  • Age and Citizenship: At least one applicant must be 18 or older, and at least one must be an Australian citizen or permanent resident.
  • Ownership History: You (and any co-applicant) must not have owned residential property in Australia before 1 July 2000. If you owned property on or after this date but didn’t occupy it before 1 July 2004, you may still be eligible.
  • Transaction Type and Value: The property’s value must fall within specific thresholds based on location.

Note: You can only receive one grant per transaction, regardless of the number of co-buyers.

Eligible Property Transactions

The FHOG is only available for specific types of transactions, such as:

  1. New Home Purchase: Includes new builds or off-the-plan purchases.
  2. Comprehensive Building Contract: A contract to build a new home.
  3. Owner-Builders: For those building their own home, provided construction commenced on or after 1 July 2000.

Value Caps for Eligible Properties

If unforeseen circumstances prevent this, you must inform the Commissioner in writing. Penalties may apply if these conditions aren’t met, including potential grant repayment.
